At Panshill Fishery, we are committed to providing an enjoyable and sustainable fishing experience for everyone. To achieve this, we ask all our visitors to adhere to the following rules and guidelines:

Our rules exist to safeguard our fish, and to ensure that everyone has an enjoyable visit at Panshill Fishery. Please read these rules carefully before you book, as failure to observe the rules or acting in any way, which interferes with others' enjoyment or use of the lake or the provided facilities, will result in the offender being immediately removed and banned from the fishery.


To book a ticket at Panshill Fishery you must be a registered member, and you MUST also be in possession of a valid EA Rod License (or Licences). Please note that access to the fishery is strictly for anglers only, however we will allow up to 2 non-fishing guests per angler, provided that they abide by the rules and have purchased a guest ticket pre arrival.


Site gates are operated using ANPR system. You will need to provide car registration numbers when making your booking, failure to do so will delay your entry to the site. Panshill Fishery opens at 8am and closes at 6/7pm to Day ticket holders. Only cars that have been registered are allowed on site.


We request that you be considerate of new bookings, there you must vacate the fishery by the end of your ticket time and not begin packing up at that time. If we find that anglers are causing any inconvenience in this regard we will change the ticket timing to allow the cross over.


Visitors entering the Panshill Leisure site do so at their own risk. We will not be liable or responsible for any loss, injury accident, fatality or damage to a persons or property - however it may be caused.


Registration/booking form:

Panshill Leisure, including the Fishery and Accommodation is a private site. To enable us to maintain a safe and secure environment for our fishing and accommodation guests, visitors and ourselves, you will be required to register to become a member of Panshill Fishery, and provide the following details when registering:


Full name, home address, mobile number, email address, copy of ID and vehicle registration


Failure to provide the correct details will result in your membership being rejected and you not being able to book with us.


Cancellation Policy

Our policy regarding refunds is stringent; cancellations do not qualify for refunds and a date change will be offered instead as long as this is request 48 hours before booking.



General Rules and Code of Conduct

Panshill Leisure operates CCTV systems across the site and lakes. By accepting these rules you acknowledge that you will be filmed whilst on the property. Failure to comply to any of the below will result in you/ your group being asked to leave immediately without a refund, membership revoked, any account credit forfeited and subsequently be banned:



  • Absolutely No Litter – Please take all litter including cigarette butts, discarded line and unused bait home with you
  • A unisex toilet is available on site. Please use it and help to keep it clean for other guests
  • Dogs are allowed onto the fishery, however they must be kept on a lead and under control at all times, you must clean up after them and they must not be noisy
  • Light alcohol consumption is permitted. Drunken or loutish behaviour will not be tolerated.
  • No weapons or firearms are permitted, including air/BB guns.
  • We have a zero tolerance policy on drugs.
  • Access is only permitted to the public areas, please do not climb gates or trespass onto private property and hang around near the accommodation
  • Noise must be kept to a minimum at all times, no loud radios or music
  • Juniors must be supervised by an adult (18+) at all times and not be allowed to wander off around the site
  • Mobile telephone ringing volumes should be kept to minimum and ideally set to vibrate
  • Strictly no damage/pruning of trees or bank-side vegetation (unless approved by management)
  • Do not disturb wildlife, please contact us as soon as possible should any wildlife become hurt or injured, hooked or entangled with line, or if line becomes snagged on trees or bushes or on any underwater snag during your visit in order that this can be immediately removed.
  • Vehicles are not permitted on the banks and must be parked at the designated car park for fishery. Vehicles may be subject to random searching on leaving the fishery. This is due to increases nationwide in fish theft.
  • Disposable BBQs are permitted. Please make sure that any BBQ is kept off of the ground so as to not damage or burn any grass, vegetation or fishing platform.
  • Any damage to the complex will result in prosecutions. If any hazards are seen they must be brought to the attention of Panshill management immediately.
  • We reserve the right to refuse admission to anyone, without providing a reason.
  • Anglers must be in possession of their valid rod licence at all times when at the fishery.
  • We reserve the right to close the lake by advance notice for purposes of holding matches, competitions or for general routine maintenance. The number of occasions will however be kept to a minimum.
  • No refund policy.



Fishery Rules & Regulations

  • Fishing is only from the areas provided, please do not fish between pegs
  • No wading, swim raking or swimming
  • Surface fishing is prohibited
  • Please treat other anglers with respect, no casting into others swims or casting over lines.
  • Please do not approach the peg you have booked until your allocated time, or the peg is vacated.
  • Maximum of 2 rods per anglers, rods are not to be left unattended at any time or for any reason. 3 rods can be booked for only Hill Lake (specimen) with a valid 3 rod licence presented at the time of booking.
  • Use appropriate line strength and hooks: Hill Lake (Specimen) fish up to 50 lbs in weight. Wood lake fish weigh up to 17 lbs. Pans lake fish weigh up to 10 lbs.
  • All fish being photographed must be held over an unhooking mat at all times - photographs should be taken kneeling down. Under no circumstances should you hold fish standing up!
  • Fish must be weighed using a sling, zipped unhooking mat or landing net
  • All fish must be returned to the lake they were caught in immediately, When returning fish to the water, you must use a sling, zipped unhooking mat or landing net regardless of the distance being carried
  • Anyone found killing fish and/or removing fish will be prosecuted to the full extent of the law
  • Keepnets are only permitted during match or competition fishing as approved by management
  • We reserve the right to request a rig check at any point during the day, even if you have just cast to the perfect spot. You will be expected to reel in immediately for a rig check
  • Please be considerate when using buzzers; please turn the sound down as noise travels
  • Use only barbless hooks - barbed hooks, micro barbed hooks and crushed barb hooks are strictly banned
  • All braid is banned - whether it be braided main line, leader, lead core, coated, hooklengths or any other variations - absolutely no braid. Only mono or fluoro carbon are allowed on the fishery
  • You must have a landing net of at least 45cm diameter and 45cm net depth
  • You must be in possession of an unhooking mat for all forms of fishing


If you are found to be fishing with BRAID or any form of BARBED hook, you will need to immediately stop fishing and leave the fishery - you will not be entitled to a refund or credit, you will be banned

  • Recommended baits are ground bait, hemp, pellet, boilies and meat
  • Sweetcorn can only be used as a hook bait. Do not throw or use sweetcorn as a general swim bait as it does not break down in the water
  • Nuts and the use of wet cat and dog food is banned


Payment for any ticket is to be considered acknowledgement of these rules. These rules can be changed at any time without prior notice.


Panshill fishery is not a syndicated water. Although we do appreciate (and value) any input or comments from our fishery members - members do not have any constitutional rights to how the lake or fishery business is conducted.
